Prior
to
the Czech Republic joining the European Union on 1 May 2004, the only
way foreigners (non-Czech citizens) could own property in the Czech
Republic was by obtaining ownership through an "s.r.o. company" - a
limited liability company ("společnost s ručením
omezením").
However,
since the
Czech Republic's
accession to the European Union, EU citizens are now able to buy real
estate without the need to do set up an s.r.o.
An
EU citizen is
entitled to purchase property in the Czech Republic under his or her
own name once they gain Czech Residency through an EU Card which needs
to be arranged. Non EU citizens however are still required
to purchase
property through an s.r.o. company.
Through
our

can offer both off-the-shelf s.r.o. companies and Czech Residency
Permits ("EU Cards") to facilitate property acquisition to both EU and
non-EU citizens.
The
all inclusive
price
for a ready-made "shelf" s.r.o for the purpose of purchasing real
estate is around CZK 45,000 (plus VAT), and these companies can begin
transacting business on the day of purchase.
The
all
inclusive price for a Czech Residency Permit for EU Citizens ("EU
Card") is from CZK 8,000 (plus VAT) to CZK 20,000 (plus VAT)
depending upon the individual circumstances of the applicant.
Before
deciding which method is appropriate for you, please consider the pros
and
cons of SPVs and “EU” cards.

Advantages
- Can start using the company immediately, for example - for property
purchase.
Disadvantages - A more costly option than an EU Card, especially with
the additional costs associated with annual accounting and tax
reporting required by law.

Advantages
- Offers the ability to buy property in your own name and is less
expensive than an s.r.o with no annual maintenance costs, such as
accounting fees. Disadvantages
- The application process can take up to 8 weeks (although 4 week
turnaround
is the norm), and is only available to EU citizens.
